TIPS FOR SELLERS
Buying a home comes with its own set of obstacles, but selling a home is an entirely different ball game. Grab some popcorn or some Cracker Jacks, if you can find some, and we’ll let you in on five of the easiest ways to sell your home fast whether it’s the height of a buyer’s market or not.
1.
It’s all about the Benjamins...
Pricing your home correctly is an important part of selling it in a timely manner. Take a look at comparable homes in your neighborhood and surrounding areas to get an idea of the current pricing structure. Our agents can help with this, as well, to ensure your home is listed competitively without sacrificing the investment you’ve made in the property.
2.
First impressions. One chance. You know the saying.
Making a solid first impression is crucial in getting buyers over the threshold. If landscaping, or lack thereof, turns them off then they’re probably not going to take the time to see what the inside has to offer. So dress her up! Trim the hedges. Plant a few flowers for color. A few inexpensive tweaks and your home will clean up nice for all those blind dates around the corner.
3.
Make your house look like Their home.
While selling a home is already extremely personal, once you decide to list it then you should rip the Band-Aid off. Remove all evidence that you or your family actually live there. Those family portraits and pictures on the fridge need to come down. Give buyers the illusion they walked into their home and all they have to do is drop in their own belongings. Ultimately, that’s the goal anyway so why not make it easier for them to imagine it.
4.
Inside Out
Once potential buyers fall in love with the exterior of your home, it’s time to turn on the charm from within. Win them over by cleaning every room top to bottom and exploring a fresh coat of paint in each room. Tone down bright colors and rely more on neutrals for maximum appeal. Highlight areas that provide character and keep staging minimal. Empty closets so they appear bigger. Make arrangements for pets to be out of the house when buyers stop by. Small changes can have a huge impact on how quickly your home sells and whether you receive bids at asking price or over.
5.
Choose the right agent.
When it comes to selling your home, choosing a knowledgeable agent is crucial. Sure, they help bring in buyers and create buzz around the listing but they do (or should do) so much more. Encouraging you to list and advertise your home in such a way buyers have no choice but to notice it. Competitive pricing. Creative marketing.
