Define a budget
(and stick WITH IT)
Whether you use one of the many mortgage calculators available online or sit down with the loan officer of your bank, it’s imperative you start the process with a clear budget. Without one, you risk falling in love with a home you simply cannot afford. Creating a budget is never fun, or easy really, but checking it off the list first leaves the door wide open for the adventure ahead.

Tell us what you want… what you really, really want.
Write out the aspects of a home you’re not willing to budge on. Include pros and cons, the must-have items and the deal breakers. Choose a realtor with the right experience.
Before you begin the search, pick a realtor who knows the area of your search. Finding a home, while a challenge, is much less stressful when you have an agent on your side that is familiar with the surroundings. School districts, restaurants, work commutes, and more are all factors to consider when deciding on a home. See it? Say it.
Don’t be afraid to ask questions. While touring homes or attending open houses, feel free to make notes. Asking about the random stain on the hardwood floor or the odd sound of the air conditioning unit can result in leverage during negotiations. Don’t ignore potential red flags because they’re easier to fix before the purchase is complete. Ask when appliances were last replaced or serviced. Ask about the windows and the alarm system. Ask and you shall receive… answers. The information you acquire may be the difference between buying the home of your dreams or your nightmares.

Homebuyer vs. Homeowner
The transition from looking for a home to owning a home is a big one, but a rewarding one nonetheless. Keep in mind the territory that comes with your new purchase such as homeowner’s insurance and the maintenance involved in upkeep, but don’t forget to enjoy it. Most of all, don’t become a stranger!
